Welcome to Primrose Pointe Community
Below is important information for you to be aware of as a new resident of Primrose Pointe. This is only a summary so we recommend that you review all governing documents.

  1. You are part of a homeowners association whose purpose is to provide a communal basis for preserving, maintaining and enhancing homes and property. When you close on your home or lot, you automatically become a part of the Primrose Pointe Home Owners Association. The governing documents bind all owners to be governed by the Association. Your membership continues until you convey your property to another owner.
  2. Your assessments are due annually. Assessment notices will be mailed the first business day in January, payments are to be received by the last day of January, the current assessment amount is $463.76 per year. Late fees and interest is applied for late payments. Assessments are levied to each owner in order to operate and maintain the community. The owner’s financial obligation to the HOA is driven by the annual operating budget. Some of the items covered by your assessments include landscape maintenance in common areas, insurance, administrative costs, management, etc. .
  3. No vehicles of any type shall be permanently or semi-permanently parked in any portion of the Subdivision visible from other lots, for purposes of repairs, reconstruction or storage (ie RV’s, boats, trailers, campers, recreational equipment). A vehicle shall be deemed parked for storage if it is not driven out of the Subdivision for thirty (30) consecutive days. No trucks or other commercial vehicles shall be kept or maintained in the Subdivision, except within garages.
  4. The speed limit in Primrose Pointe is 20 mph.
  5. Trash pick-up is determined by Sandia Heights Services dependent on the unit of Primrose Pointe in which you reside. Trash cans and recycle bins must be stored in an area screened from public view when they are not at the curb for pick up. They should be placed at the curb no earlier than the night prior to pick up and must be put away by the evening of the pickup.
  6. External changes to your home (landscaping, painting, re-stucco, additions, etc) must be submitted to the Architectural Control Committee (ACC) for approval prior to any work being done. Forms for requesting review can be found in the Primrose Pointe resident portal.
  7. Yards are to be free from debris and weeds. Your landscaping must be maintained in a neat and attractive appearance. Trees and shrubs must be kept neatly trimmed, and grass kept cut and healthy. Inspections are conducted of each home by our Compliance Coordinator on a monthly basis and violation letters and fines are issued.
  8. The HOA management company is to be notified if you are renting your home. The homeowner must provide the associations with the names and contact numbers for tenants.
  9. If your contact information changes, please notify the HOA management company. It is important that we have up to date telephone numbers and e-mail addresses, forms to update this information can be found on the Primrose Pointe HOA website.
